A 4,500-square-foot, three-story, wood- and steel-frame, stucco-clad, built-up-roof, three-bedroom home with a two-bedroom tenant apartment and subterranean garage.

The owner wished to maximize his small lot with a home for himself and a separate tenant apartment. He requested a very open, but private, main floor and wanted to avoid the “rat-maze” circulation typical of tightly squeezed, multi-story beach homes. A three-story-tall, cylindrical, skylight-topped rotunda accommodates the stairway and provides a visual connection with—and light to—all floors. On the main floor, strategically-placed, partial-height forms define areas without confining them and a long spine of skylights provides light and rhythm.
